Job summary

Pembenaan Leow Tuck Chui & Sons Sdn Bhd is seeking an Assistance Manager, Properties Management in Malaysia. The role requires Mandarin-speaking applicants due to tenant communication, and focuses on monitoring rental rates, renewals and arrears.

The successful candidate will coordinate handovers, review tenancy agreements, handle disputes and liaise with building management and contractors. A Diploma/Degree in Property Management or a related field plus at least 5 years of experience are

Qualifications

• Diploma/Degree in Property Management, Business Administration, Real Estate or a related field.
• Minimum 5 years of relevant experience preferably with hands-on experience managing residential and commercial properties.
• Proficient in Microsoft Office, particularly Word and Excel.

Responsibilities

• Monitor rental rates and provide recommendations on rent adjustments, renewals and vacant units.
• Follow up on rental arrears and coordinate with tenants on outstanding payments.
• Manage security deposits, utility deposits and refund/offset arrangements upon tenancy termination.
• Coordinate handover and takeover of premises, including checking property condition, keys, access cards and inventories.
• Review tenancy agreements and ensure that key terms, renewal dates, deposits and other obligations are properly followed.
• Handle tenant complaints and disputes and work towards practical solutions while protecting the company's interests.
• Coordinate with building management, Joint Management Body/Management Corporation, agents, contractors and other relevant parties where necessary.
• Keep track of licences, permits, insurance, assessment, quit rent, utilities and other property-related matters, where applicable.
• Maintain an updated property database covering tenants, rental rates, deposits, tenancy periods, vacant units and maintenance status.
• Prepare monthly property management reports and highlight outstanding issues, risks and recommended actions.
