Job summary

I ROOMZ SDN. BHD. in Kuala Lumpur is seeking an experienced Property Operations Manager to lead the operations team across our housing properties. You will supervise maintenance, coordinate contractors, and ensure daily tasks are completed to a high standard.

You will manage site schedules, viewings, move-ins/move-outs, and tenant access with strong communication and problem-solving skills. Mandarin-speaking candidates will have an added advantage as we serve a diverse tenant base.

• Relevant experience in property management, room rental, facilities, or operations.
• Able to supervising property or room-rental operations, managing contractors and taking responsibility for site issues.
• Good communication, coordination, and problem-solving skills.
• Mandarin-speaking candidates will have an added advantage.

Responsibilities

• Lead operations team and ensure properties are maintained and daily tasks completed.
• Assign daily tasks, organise site schedules, and oversee appointments for room viewings, tenant move-ins/move-outs and maintenance visits.
• Monitor outstanding repairs, coordinate contractors, review quotations within the assigned approval limits, and verify completed work.
• Resolve escalated tenant issues and oversee access-card/smart-lock procedures, ensuring access changes follow approved, lawful processes.
• Conduct property inspections, ensure vacant rooms are ready for occupancy, and report maintenance costs, outstanding issues and team performance to management.
