Job summary

Lotuss Stores (Malaysia) Sdn Bhd in Bukit Beruntung, Selangor is seeking a Manager, Facilities & Maintenance to lead our facilities and maintenance operations across retail locations.

You will manage teams, oversee budgets, ensure safety standards, and drive continuous improvement to enhance operational efficiency and workplace environment. This is a senior leadership role requiring extensive experience in facilities management within a warehouse or distribution center setting.

Qualifications

• Diploma or degree in Mechanical/Electrical Engineering or Facilities Management.
• Valid Chargeman Certificate of Competency issued or recognised by Suruhanjaya Tenaga, preferably BO/B1/B4 or above.
• HSE/Safety or technical certifications in electrical, refrigeration, MHE, high racking or building maintenance is a plus.
• Experience managing Material Handling Equipment (MHE) and warehouse high-racking systems.
• Minimum 5 years in Facilities Management, Engineering or Maintenance, ideally in a warehouse or DC.

• Lead facilities and maintenance to keep the Distribution Centre running smoothly.
• Audit contractors and manage performance with focus on SLAs.
• Develop and execute the annual maintenance plan and budget.
• Oversee preventive maintenance and reduce downtime.
• Ensure safety and a safe working environment.
• Coordinate with vendors for MHE, refrigeration and general maintenance.
• Coach and develop team members; manage external contractors.

About the role
We are seeking a Manager, Facilities & Maintenance to join Lotuss Stores (Malaysia) Sdn Bhd on a full-time basis. Based in Bukit Beruntung, Selangor, this role offers a strategic opportunity to lead and oversee all facilities and maintenance operations across our retail operations. You will be responsible for ensuring that our facilities remain in optimal condition, maintain safety standards, and support the seamless operation of our business. This is a key leadership position where you will manage teams, oversee budgets, and drive continuous improvement initiatives to enhance our operational efficiency and workplace environment.

Key Responsibilities

Manage facilities and maintenance to ensure the Distribution Centre operates smoothly and efficiently.

Support the team in delivering services and managing resources effectively.

Audit contractors and resolve issues related to contractor performance.

Manage preventive maintenance and develop the annual maintenance plan for the following year.

Ensure warehouse facilities are well-maintained and provide a safe working environment.

Liaise with vendors for the repair and maintenance of Material Handling Equipment (MHE).

Organise and coach the team and managers to deliver the maintenance plan effectively.

Manage repair works to ensure timely completion with minimal disruption to operations.

Ensure maintenance plans are achieved within the approved budget.

Monitor contractors' work against Service Level Agreements (SLAs) and elevate concerns to Corporate Purchasing.

Ensure there are no Health & Safety issues arising from poor or inadequate maintenance.

Manage third-party contractors for MHE, refrigeration, and general maintenance services.

Develop an annual maintenance plan to minimise disruption to operations.

Manage employees and third-party contractors to maintain a safe and legally compliant working environment.

Liaise with cleaning contractors to ensure hygiene standards are consistently maintained.

Work with staff and customers to minimise environmental impact through energy efficiency, waste reduction, reuse, and recycling initiatives.

Raise purchase orders and verify and approve invoices before submitting them to Finance for payment of repair and maintenance services.

Key Requirement

Minimum Diploma/Degree in Mechanical Engineering, Electrical Engineering, Facilities Management, Building Services Engineering, or a related discipline.

Possess a valid Chargeman Certificate of Competency issued or recognised by Suruhanjaya Tenaga, preferably BO/B1/B4 or above.

Relevant HSE/Safety, Competency, or Technical Certification in electrical, refrigeration, MHE, high racking, or building maintenance is an added advantage.

Proven experience in managing Material Handling Equipment (MHE) and warehouse high-racking systems.

Minimum 5 years of experience in Facilities Management, Engineering, or Maintenance, preferably within a warehouse or Distribution Centre environment.

Strong planning, organising, communication, influencing, and resource planning skills.

Strong leadership skills with the ability to lead, motivate, and develop team members.

Self-motivated, committed, and able to work effectively under pressure.

Good communication, report writing, mentoring, and analytical skills.

High level of personal integrity with strong commitment to gaining commitment and customer focus.

Proven experience in managing multiple external contractors and vendors.

Good understanding of Lotus’s systems and processes.

Experience in implementing preventive maintenance programmes and reducing equipment downtime.

Computer literate with advanced Microsoft Excel skills.
