Job summary

Viva Complete in Johor Bahru is seeking a dedicated Facilities Manager to lead daily operations, maintenance, and stores/warehouse facilities. You will coordinate contractors, monitor M&E systems, and ensure safety compliance across all sites.

Ideal candidates have 3–5 years of relevant experience, a degree in facilities-related field, and strong organizational skills. This on-site role offers opportunities to improve efficiency and workplace safety.

Qualifications

  • Diploma or Bachelor’s Degree in Facilities Management, Building Management, Engineering, Construction, Property Management, or a related field.
  • Minimum 3–5 years of relevant experience in facility management, building maintenance, construction, warehouse/store, or related operations.
  • Experience in managing contractors, vendors, and maintenance teams.
  • Good knowledge of building maintenance, M&E systems, electrical, plumbing, air-conditioning, fire protection, and general facilities.
  • Experience in construction or building maintenance will be an added advantage.
  • Good understanding of workplace health and safety requirements.
  • Strong problem-solving, coordination, and communication skills.
  • Able to work independently and manage multiple tasks and priorities.
  • Good organizational and documentation skills.
  • Willing to work on-site and respond to urgent facility or maintenance issues when required.

Responsibilities

  • Oversee the daily operations and maintenance of building facilities, construction areas, office premises, and store/warehouse facilities.
  • Manage and maintain company vehicles, including servicing, inspections, road tax/insurance renewals for safe, reliable operations.
  • Coordinate preventive and corrective maintenance for electrical, mechanical, plumbing, air-conditioning, fire protection, and other building systems.
  • Monitor facility conditions and arrange repairs or maintenance as required.
  • Supervise contractors, vendors, technicians, and maintenance service providers.
  • Coordinate maintenance, renovation, repair, and improvement works with progress and quality monitoring.
  • Ensure all facility works are carried out safely and according to standards.
  • Oversee store/warehouse area including housekeeping, space utilization, storage conditions.
  • Conduct routine inspections and identify safety and operational issues.
  • Maintain records of maintenance activities, inspections, service contracts, permits, and facility documents.
  • Monitor facility maintenance budgets and contractor costs.
  • Manage service contracts and ensure SLAs are met.
  • Coordinate emergency responses for power failures, leaks, equipment breakdowns, fires and other emergencies.
  • Collaborate with Construction, Operations, Store/Warehouse, HSE, Procurement and other departments.
  • Prepare reports on maintenance activities, facility conditions, costs, and improvement plans.
  • Identify opportunities to improve facility efficiency and reduce maintenance costs.
  • Perform other facility-related duties as assigned.

  • Monitor the condition of facilities, equipment, and infrastructure and arrange repairs or maintenance when required.
  • Supervise contractors, vendors, technicians, and maintenance service providers.
  • Coordinate maintenance, renovation, repair, and improvement works, including monitoring work progress and quality.
  • Ensure all facility-related works are carried out safely, efficiently, and according to the required standards.
  • Manage and monitor the store/warehouse area, including housekeeping, space utilization, storage conditions, and general facilities.
  • Conduct regular inspections and identify potential safety, maintenance, and operational issues.
  • Ensure compliance with relevant health, safety, environmental, and building regulations, as well as company policies.
  • Maintain proper records of maintenance activities, inspections, service contracts, permits, and facility-related documents.
  • Monitor facility maintenance budgets, expenses, and contractor costs.
  • Manage service contracts and ensure contractors/vendors meet agreed service levels and requirements.
  • Coordinate emergency response and facility-related issues such as power failure, water leakage, equipment breakdown, fire incidents, and other emergencies.
  • Work closely with Construction, Operations, Store/Warehouse, HSE, Procurement, and other departments to ensure smooth facility operations.
  • Prepare regular reports on maintenance activities, facility conditions, issues, costs, and improvement plans.
  • Identify opportunities to improve facility efficiency, reduce maintenance costs, and enhance workplace safety and comfort.
  • Perform other facility-related duties as assigned by management.
