Job summary

Preserve Faciliteez in Gurugram seeks an experienced Technical Manager to lead the entire Technical and MEP operations for 10 sites in Gurugram. You will ensure smooth functioning of all MEP systems, drive PPM, and manage a diverse team.

The role focuses on site management for 2 residential and 8 commercial properties, energy optimization, vendor coordination, and ensuring compliance with electrical, fire, and safety regulations.

Qualifications

• Strong technical knowledge of MEP systems (Electrical, HVAC, Fire) and safety compliance.
• Excellent man-management and communication skills.
• Ability to handle multi-site operations (10 sites).
• Must be from Facility Management/Real Estate background and based in Gurugram/Delhi NCR.

Responsibilities

• Oversee MEP operations & maintenance for 10 sites (Electrical, HVAC, DG, Fire, BMS, WTP, STP, Lifts, UPS).
• Ensure 100% uptime of critical equipment and implement PPM schedules.
• Lead and manage Electrical/HVAC/BMS engineers, supervisors and technicians; manpower planning and performance management.
• Maintain statutory compliances (Electrical Inspector, Fire NOC, Lift License, Pollution Control) and MIS reports.
• Prepare budgets and monitor Opex; support technical audits and snagging.

Job Summary:

We are looking for an experienced Technical Manager to lead the entire Technical and MEP operations for 10 sites in Gurugram. The candidate will be responsible for smooth functioning of all MEP systems, PPM, team management, and client satisfaction.

Key Responsibilities:

1. MEP Operations & Maintenance:

- Overall management of MEP services - Electrical, HVAC, DG Sets, Fire Fighting, Fire Alarm, BMS, WTP, STP, Lifts, UPS.

- Ensure 100% uptime of all critical equipment across 10 sites.

- Planning and execution of Preventive Maintenance (PPM) schedule.

- Handling breakdown maintenance and reducing MTTR.

2. Site Management:

- Regular site visits and audits for 2 Residential and 8 Commercial buildings.

- Energy management and cost optimization.

- Ensure AMC management - Vendor coordination, service quality, and renewals.

3. Team Leadership:

- Leading a team of Electrical / HVAC / BMS Engineers, Supervisors and Technicians.

- Manpower planning, rostering, training and performance management.

4. Compliance:

- Maintain all statutory compliances - Electrical Inspector, Fire NOC, Lift License, Pollution Control.

- Prepare and maintain Logbooks, History Cards, Inventory, and Daily/Monthly Reports (MIS).

5. Budgeting & Projects:

- Prepare technical budgets and control Operational Expenditure.

- Support in technical audits and snagging.

Required Skills & Competencies:

- Strong technical knowledge of HT/LT Panels, Transformers, HVAC (Chillers, AHU, VRV), Fire Systems.

- Excellent man-management and communication skills.

- Ability to handle multi-site operations.

- Knowledge of safety standards and compliance.

Preferred Candidate:

- Candidate must be from Facility Management/Real Estate background only.

- Must have handled minimum 5-6 commercial / residential sites simultaneously.

- Currently based in Gurugram / Delhi NCR.
