Qualifications

Job description

Senior Manager MEP will be responsible for managing MEP design coordination, estimation, budgeting, cost management, value engineering, and cost optimization across large residential and commercial projects. The role requires strong technical expertise in MEP systems, commercial acumen, and the ability to coordinate effectively with consultants, contractors, procurement teams, and project execution teams.

Key Responsibilities

1. MEP Design Coordination

• Coordinate with MEP consultants, architects, and project teams to ensure seamless integration of MEP services with project designs.
• Review and coordinate MEP drawings, specifications, layouts, and design deliverables.
• Ensure MEP designs are aligned with project requirements, applicable standards, and execution feasibility.
• Identify design discrepancies, clashes, and coordination issues and facilitate timely resolution.

2. Estimation and BOQ Preparation

• Prepare and review detailed MEP estimates, quantity take-offs, and Bills of Quantities (BOQs).
• Validate quantities, specifications, and rates for MEP systems and associated services.
• Analyze project requirements and develop accurate cost estimates for various stages of development.
• Coordinate with design and execution teams to ensure completeness and accuracy of BOQs.

3. Project Budgeting and Cost Management

• Develop MEP budgets for large-scale residential, commercial, mixed-use, and high-rise projects.
• Monitor project costs against approved budgets and identify cost variances.
• Prepare cost reports, cost forecasts, and budget revisions as required.
• Implement effective cost control measures to ensure adherence to project financial objectives.

4. Value Engineering and Cost Optimization

• Identify opportunities for value engineering and cost optimization without compromising quality, safety, functionality, or statutory compliance.
• Evaluate alternative materials, systems, technologies, and design solutions to improve cost efficiency.
• Work closely with consultants, procurement, and execution teams to implement cost-effective MEP solutions.

5. Tender Evaluation and Vendor Management

• Prepare tender documents, scope of work, technical specifications, and BOQs for MEP packages.
• Evaluate technical and commercial bids received from contractors and vendors.
• Conduct rate analysis, comparative statements, and cost negotiations in coordination with procurement.
• Support contractor finalization and vendor selection based on technical capability, commercial competitiveness, and project requirements.
• Monitor vendor and contractor performance in coordination with project execution teams.

6. MEP Systems Expertise

• Ensure effective coordination and cost management of the following MEP systems:
• HVAC (Heating, Ventilation, and Air Conditioning)
• Electrical Systems
• Plumbing and Water Supply Systems
• Fire Fighting and Fire Protection Systems
• ELV (Extra Low Voltage) Systems
• Utility Services and Infrastructure
• Review technical proposals, system requirements, and execution methodologies for MEP works.

7. Stakeholder Coordination and Reporting

• Coordinate with internal and external stakeholders to ensure timely completion of MEP design and commercial activities.
• Collaborate with consultants, contractors, procurement, finance, and project execution teams.
• Provide regular updates on budgets, estimates, tender status, cost savings, and commercial risks to management.
• Maintain accurate records of estimates, BOQs, budgets, tender evaluations, and cost control reports.

Required Qualifications

• Diploma / B.E. / B.Tech. in Electrical or Mechanical Engineering.
• 1015 years of relevant experience in the Real Estate Development industry.
• Strong experience in MEP design coordination, estimation, budgeting, costing, and cost control for large-scale projects.
