Job Description Engineering Executive / MEP Engineer

Position: Engineering Executive / MEP Engineer
Experience: 2+ Years
Industry: Real Estate / Facility Management
Qualification: Degree/Diploma in Electrical or Mechanical Engineering
Project Exposure: Residential & Commercial Projects

Key Responsibilities

• Plan and execute preventive maintenance for electrical, HVAC, BMS, and other MEP infrastructure.
• Conduct regular inspections of MEP systems as per prescribed checklists and ensure timely rectification of technical issues.
• Perform performance testing of MEP systems and ensure efficient and reliable operation.
• Diagnose, maintain, troubleshoot, and repair mechanical and electrical equipment within the property.
• Manage and maintain BMS operations, including monitoring and maintaining associated systems.
• Oversee and maintain CCTV, Fire Alarm System (FAS), smoke detectors, VESDA, Fire Suppression Systems (FSS), FM200 & FE227 systems, water leak detection systems, and access control systems.
• Maintain proper records and documentation, including monthly MIS, electrical inventory, store consumption, maintenance reports, and equipment records.
• Conduct regular floor and facility rounds to identify technical issues related to electrical, HVAC, plumbing, carpentry, and general maintenance.
• Prepare and maintain snag lists and coordinate with relevant teams/vendors for timely closure of identified issues.
• Coordinate with external technical auditors, support audits, and implement recommendations for system improvement.
• Coordinate with external agencies, contractors, and service providers for maintenance and technical activities.
• Ensure all MEP and facility systems are maintained in accordance with required safety, operational, and quality standards.

Required Skills & Experience

• 4-6 years of overall experience in real estate, facility management, building maintenance, or property engineering.
• Must have hands-on experience managing residential and commercial projects.
• Strong knowledge of MEP systems, electrical maintenance, HVAC, BMS, fire & safety systems, and facility operations.
• Good troubleshooting and problem-solving skills.
• Experience in maintenance documentation, MIS, inventory management, and vendor coordination.
• Ability to independently monitor day-to-day engineering and maintenance activities.

Educational Qualification

- Degree/Diploma in Electrical or Mechanical Engineering from a recognized institution.

Preferred Candidate Profile

Candidates with hands-on experience in MEP maintenance, facility engineering, property management, or building operations, particularly within residential and commercial real estate projects, will be preferred.
