Job summary

Vistry Group in Wakefield seeks an experienced Quantity Surveyor to manage all costs across residential projects, optimise margins and value for money, and oversee procurement, subcontract management, and final accounts.

This role emphasises collaboration with Land, Development and Construction teams. Flexible working is supported; you will participate in design meetings, control budgets, and ensure contractual compliance while maintaining quality and programme targets.

Qualifications

• HNC in Surveying or Construction or equivalent.
• Experience in the Construction industry for a residential housing developer.
• Excellent IT, analytical and communication skills.
• Strong mathematical ability.
• Ability to assess and analyse information.
• Good understanding of budget management.
• Negotiating and networking skills.
• Flexible and able to work under pressure.
• Willing to work extra to meet deadlines.
• HND or higher qualification.
• MCIOB or RICS membership preferable or working towards such qualification.
• National House builder experience.
• Different methods of construction i.e. Timber Frame.

Responsibilities

• Attend design meetings to advise on all cost implications.
• Attend development meetings incl. contract pre-start and subcontract package review meetings.
• Check contract drawings to identify errors, omissions, anomalies and areas where unnecessary cost may arise.
• Assist in the preparation of proposed tender lists and updating procurement programmes.
• Prepare tender documentation and preliminary checks on subcontractors.
• Prepare construction cost analyses from quotations.
• Assess site staffing levels and build programmes to ascertain preliminary costs.
• Arrange budget settlement meetings with the Commercial team.
• Prepare stage payment schedules to assist in financing the works.
• Place subcontractor orders and negotiate within the budget.
• Issue variation orders and cost advice on major variations before issue.
• Provide monthly cost analyses and identify over-expenditure.
• Check costs posted to contracts and reconcile subcontract costs; analyze costs for future estimates.
• Prepare documents for external valuation with client’s agent.
• Keep RAMS schedule updated and issued to relevant parties.
• Liaise with Customer Service on post-completion defects.
• Attend site, project, subcontractor and surveying meetings.
