Job description

Once a 19th Century Hunting Lodge, The Slyne Lodge is a detached pub in a prominent location on the main road between Lancaster and Carnforth which benefits from good motorway access from both sides. The pub has a strong food trade and benefits from both local and holiday footfall. In summer, the patio terrace offers great sea views and sunsets. The pub also boasts 10 on‑site letting rooms and a large function room which can host approximately 100 people.

The Slyne Lodge is currently trading around £14,000 per week with a split of 50/30/20 in favour of wet.

This business will require applicants with experience of running a pub with a good food income and ideally some experience of letting rooms. Experience of using social media effectively and platforms such as Booking.com will be an advantage. Local knowledge isn't essential – more importantly is having ideas to drive wet/dry sales and the drive to implement them. The pub has traded strongly under the current operator’s tenure and the successful applicant will benefit from the pub’s current trajectory.

The private accommodation benefits from a main family flat with 3 bedrooms, living room, kitchen and bathroom. There are also two other self‑contained flats; a two‑bedroom with bathroom and a single bedroom with kitchenette and bathroom.

What’s in it for you?
  • 26% share of weekly sales (excluding VAT) plus a guaranteed annual retained sum of £35 000 (released weekly)
  • Incentive bonuses based on business performance and standard audits.
  • Low ingoing costs, starting with just a £5,000 deposit and £360 legal cost.
  • Accommodation included with most bills covered, except the council tax & TV Licence.

If this is not the pub for you do you know someone who might be interested? If so, let us know using our Refer a Friend scheme and if they're offered, we will give you a £1,000! (Terms & conditions apply)
