Senior Residential Property Manager

Location - Alderley Edge, Cheshire

Overview

My client is seeking an experienced Senior Residential Property Manager to join their established property management team on a full-time, permanent basis. This is a senior position requiring a proactive and organised individual with strong residential property management experience and the ability to manage a portfolio to a high professional standard.

The successful candidate will be responsible for the effective day-to-day management of residential assets, working closely with tenants, contractors and internal teams to ensure compliance, operational excellence and high levels of tenant satisfaction.

Key Responsibilities
  • Manage a residential property portfolio with a strategic and hands‑on approach
  • Carry out regular property inspections and maintain high property standards
  • Maintain and update lease and tenancy data within property management systems
  • Manage lease renewals, rent reviews and key lease events
  • Build and maintain strong professional relationships with tenants and stakeholders
  • Handle tenant queries, complaints and issues in a timely and professional manner
  • Prepare, set and reconcile service charge budgets in line with best practice
  • Monitor service charge expenditure and control costs effectively
  • Work with finance teams to ensure rent collection and debt recovery
  • Liaise with facilities management teams to ensure properties are well maintained
  • Ensure full compliance with health and safety and residential regulations
  • Manage insurance matters, refurbishments, minor works and tenant handovers
Skills and Experience
  • Minimum of 3-5 years' experience in residential property management
  • Strong knowledge of landlord and tenant legislation and compliance
  • Proven experience managing service charge budgets
  • Highly organised with strong attention to detail
  • Excellent written and verbal communication skills
  • Confident working independently and as part of a team
  • Strong IT skills, including Microsoft Excel and Outlook
  • Experience with property management systems is desirable
  • MRICS qualification is desirable but not essential
  • Full UK driving licence is required
