Job description

My client is looking for a Research Analyst, who will take ownership of the marketing vision for the company that is formed for the in depth analysis of market trends and competitors.

With a diverse portfolio spanning retail, PBSA (Purpose-Built Student Accommodation), hotels and residential assets, you play a key role in understanding market dynamics, competitor strategies, and asset performance trends.

You will collaborate closely with the asset managers to create marketing plans, support leasing strategies, and influence development decisions. The ideal candidate is analytical, detail-oriented, and comfortable working at the intersection of data, marketing, and real estate strategy.

Key Responsibilities
Market & Competitor Analysis
  • Conduct ongoing research on competing developments, market comps, pricing trends, absorption rates, tenant demographics, and leasing performance.
  • Track competitor marketing strategies—digital presence, campaigns, amenities, branding, events—and prepare comparison reports.
  • Analyse economic indicators, demographic shifts, and emerging submarket trends that may impact asset performance or acquisitions.
Marketing Planning & Strategy
  • Develop asset-specific marketing plans in conjunction with asset managers and leasing teams.
  • Provide data-driven recommendations for campaigns, positioning, tenant targeting, and budget allocation.
  • Support branding initiatives for new developments and existing properties.
  • Coordinate with marketing vendors, creative teams, and agencies to execute marketing strategies effectively.
Performance Analytics & Reporting
  • Build dashboards and reports to track asset KPIs, leasing velocity, digital marketing performance, and ROI.
  • Evaluate marketing campaigns and provide actionable insights to optimize performance.
  • Support underwriting and pro forma development through data gathering and market research.
Cross-Functional Collaboration
  • Partner with asset managers, acquisitions, development, and leasing teams to align strategies and share insights.
  • Assist in preparing investor presentations, business plans, and board updates.
  • Contribute analytical support during planning of repositioning, renovation, or value-add initiatives.
Qualifications
  • Bachelor’s degree in Marketing, Business Analytics, Real Estate, Finance, or a related field.
  • 2+ years experience in real estate, marketing analytics, investment analysis, or similar roles (experience with developers or REITs is a plus).
  • Strong analytical and quantitative skills; advanced Excel, Power BI/Tableau, and market research tools knowledge.
  • Understanding of real estate fundamentals, leasing metrics, and property marketing best practices.
  • Excellent written and verbal communication skills, with ability to translate data into clear recommendations.
  • Detail-oriented, self-driven, and comfortable managing multiple projects simultaneously.
