Property Manager to join our client, a friendly and successful Lettings and Sales Agency.

Role Overview
The role requires working within a fast-paced environment to manage your own tenancy portfolio.
Working Hours and Salary
This is a full-time role, Monday-Friday 08:45-17:30, with some Saturdays (4 to 6 per year, 9am-4pm) with a full day off during the week. The salary on offer is up to £31,000 OTE.

Main Duties
- Ensuring inventories are in place, signed off by tenants, and handling queries/maintenance issues raised at check-in.
- Ensuring gas, PAT, and other certificates are valid and up-to-date.
- Communicating with landlords and tenants regarding tenancy renewals.
- Negotiating rent increases.
- Serving Sections 21 and 8 notices.
- Booking property inspections, inventories, check-outs, and occasional mini-inspections.
- Managing day-to-day property management queries.
- Organizing maintenance issues reported during inspections or by tenants.
- Arranging contractors for property repairs and maintenance.
- Passing charges to the Accounts Team for completed jobs and renewals.
- Contacting utility companies during tenant move-in and move-out.
- Conducting key audits, filing, and key tagging in the system.
- Performing any additional duties to support department operations.
Candidate Requirements
- Advanced experience with MS Excel, Word, and Outlook.
- At least 1 year of lettings experience.
- ARLA qualification is desirable but not essential.
- Experience in a fast-paced environment.
- Strong administrative skills and computer literacy.
- Excellent communication, organization, and efficiency skills, with the ability to remain calm under pressure.
- Confident in dealing with people at all levels and possessing strong negotiation skills.
- Experience with property management software and sending Section Notices, negotiating deposit refunds.
- Knowledge of residential property management and lettings.
- Access to a car is essential; fuel will be reimbursed.
