Job description

Property Inspector / Inventory Clerk

Responsibilities
  • You will work 5 full days per week, 8.30am-5.30pm Monday to Friday.
  • Visit properties to undertake various tasks, including producing condition inspections to ensure they remain in good condition and dispatching reports to relevant landlords.
  • Via bespoke software on an iPad, compile detailed reports recording the overall condition of a property prior to tenants moving in.
  • Re-visit properties midway through an active tenancy to check the condition, produce a brief report and dispatch it to the relevant landlord; discuss maintenance issues with tenants.
  • Liaise with Property Managers to ensure maintenance issues are resolved.
  • If the property is not being maintained to an acceptable condition, discuss this with tenants and put a simple improvement plan in place.
  • Inspect property prior to the end of a tenancy to produce a "check-out" report, recording general condition before tenants move out.
  • Mediate between landlord and tenants regarding any maintenance beyond fair wear and tear; negotiate amount tenants contribute to repairs and deduct from initial deposit when agreed.
  • When remaining in dispute, prepare all relevant paperwork and send to an independent adjudicator who decides any deduction from the deposit.
Qualifications
  • Previous experience in a similar role within Residential Lettings is advantageous but not essential; full training will be provided.
  • Strong attention to detail when inspecting a property and compiling a report.
  • Highly organised and able to manage a busy diary.
  • Ability to prioritise urgent tasks and work to pre-defined deadlines.
  • Excellent communication skills – face‑to‑face, oral and electronic.
  • Confident and professional.
  • IT proficient – familiar with MS Office, general software, tablets, and other mobile devices.
  • Own car and clean driving licence.
Pay & Benefits
  • Basic salary £28,000 to £30,000.
