The Preventive Maintenance Technician is responsible for performing scheduled inspections, routine upkeep, and preventive maintenance tasks across Yohn Property Management’s residential portfolio. This role focuses on identifying and addressing maintenance issues before they become costly repairs, ensuring tenant safety, extending the lifespan of building systems, and maintaining high property standards.
Responsibilities
- Preventative Maintenance
- Conduct regular inspections of HVAC systems, plumbing, electrical, roofing, and other critical building systems.
- Perform routine servicing (e.g., filter changes, lubrication, cleaning, minor adjustments).
- Complete preventive maintenance checklists as per company SOPs.
- Identify potential system failures and report them before escalation.
- Property Care & Inspections
- Perform quarterly and annual preventive inspections of apartments and common areas.
- Test safety systems (smoke detectors, carbon monoxide detectors, fire extinguishers, exit lighting).
- Inspect roofs, gutters, and exterior drainage for preventive upkeep.
- Document findings, deficiencies, and completed work in AppFolio (or company CMMS system).
- Repairs & Tenant Service
- Complete minor repairs identified during preventive work (e.g., tightening connections, caulking, replacing parts).
- Support emergency response when needed, including after-hours (rotating on-call schedule).
- Assist with apartment turnover preventive checks (appliances, HVAC, plumbing).
- Compliance & Reporting
- Ensure all preventive maintenance tasks are performed in line with manufacturer recommendations and local code requirements.
- Maintain accurate maintenance logs and ensure completion within established timelines.
- Provide feedback to the Maintenance Supervisor for system upgrades or vendor support needs.
Qualifications
- High school diploma or equivalent; technical or vocational training.
- 2+ years of experience in residential/commercial building maintenance, with emphasis on preventive maintenance.
- Working knowledge of HVAC, plumbing, electrical, and general building systems.
- Ability to read and interpret technical manuals, diagrams, and maintenance schedules.
- Strong attention to detail, proactive problem solver, and excellent record-keeping.
- Valid driver’s license and reliable transportation required.
Physical Requirements
- Ability to lift up to 50 lbs, climb ladders, and work in varying environmental conditions.
- Regular walking, standing, bending, and reaching required.
