Job description

We are seeking a proactive and experienced Planned Project Surveyor (Property Safety) to lead the delivery of essential property safety projects. You'll oversee works including lift modernisations, CCTV and door entry system upgrades, platform and stairlift installations, and water hygiene projects. Your role ensures projects are delivered safely, efficiently, and to the highest standard, while building strong relationships with internal teams, contractors, and stakeholders.

Responsibilities
  • Plan and prepare installation and upgrade projects with Contract Managers and external consultants.
  • Procure and manage contractors in line with Aster's standing orders.
  • Supervise project delivery, ensuring quality, cost, time, and customer satisfaction standards are met.
  • Conduct inspections, prepare snagging lists, and ensure certification and documentation is complete.
  • Lead customer and stakeholder consultations, providing expert technical guidance.
  • Promote a "Safety First" culture and ensure compliance with all health and safety standards.
  • Support programme reporting and budget management.
  • Conduct risk assessments and take action to mitigate risks. Be part of a safety-first culture, delivering high-impact projects that improve the lives of customers.

Qualifications
  • Formal technical qualification in Mechanical & Electrical (M&E), lifts, or water hygiene.
  • Project management qualification or demonstrable equivalent experience.
  • Understanding of Property Safety legislative requirements in social housing, including lifts, water hygiene, and M&E equipment.
  • Proven experience in contract and performance management in a planned project setting.
  • Experience monitoring works budgets and procurement processes.
  • Familiarity with service charge principles.
  • Strong communication skills, including report writing and engagement with stakeholders.
  • Able to travel locally, regionally, and nationally, including occasional nights away.
  • Intermediate Microsoft Office skills (Excel and Word).
  • Desirable:
    • Level 3 Diploma in Electrical Installations or Level 3 NVQ in Electrical Installation/Maintenance.
    • Authorised Person Lift Management (HTM 08-02).
    • Responsible Person & Duty Holder Training: Legionella in Hot & Cold Water Systems.
