Overview

Planned Maintenance Surveyor
Location: Lyndhurst
Salary: £40,200 - £43,500 per annum
Contract: 3-Month Temp-to-Perm
Car Allowance: £1,239 per annum
Mileage: 45p per mile

We are looking for a highly motivated and experienced Planned Maintenance Surveyor to join a local Council in their Asset Maintenance Team. This is an exciting temp-to-perm opportunity offering stability, progression, and the chance to make a real difference within a housing portfolio.

About the Role

You will be responsible for delivering professional property and construction advice, supporting planned maintenance and refurbishment projects across the Council''s housing stock. Acting as Contract Administrator under JCT contract conditions, you will manage feasibility, cost analysis, design, specification, and delivery of works, ensuring compliance with all legal, regulatory, and safety requirements.

Key Responsibilities
  • Provide expert advice on building defects, alterations, renovations, and construction design
  • Undertake feasibility studies, draft scheme designs, and produce cost analysis documents
  • Prepare and manage tender documents and cost evaluations
  • Monitor contract financial performance and carry out monthly cost value reconciliations
  • Ensure projects meet quality, cost, and time expectations
  • Administer contracts and oversee contractor performance
  • Comply with Building Regulations, Planning legislation, and CDM 2015
  • Contribute to the improvement of internal procedures and documentation
Essential Skills & Experience
  • Full current UK driving licence
  • Strong working knowledge of Microsoft Word & Excel, JCT suite of contracts, CAD
  • Financial and contract management experience with JCT building contracts
  • BTEC HNC in a Building-related subject
  • Working toward or achieved full RICS or CIOB membership
  • Strong commercial awareness and post-qualification experience in surveying
Desirable Skills
  • Experience with Microsoft Project, Access, and NBS software
  • Project management qualification/experience
  • Knowledge of gas and electrical compliance standards
  • Awareness of issues affecting social landlords
