Commercial Property Manager

Our client are currently seeking a seasoned property professional to lead the strategic and operational oversight of a diverse real estate portfolio. The role encompasses facilities coordination, expenditure control, information management, strategic planning, and the sourcing of new premises.

The appointed individual will bring robust leadership qualities, extensive commercial real estate sector knowledge, and a track record of successful portfolio stewardship and location strategy. Responsibilities include upholding property condition standards, managing legal obligations, and providing expert guidance to drive organisational performance and facilitate expansion through premises acquisition.

Site Sourcing and Project Delivery
  • Research and appraise prospective locations that support organisational expansion plans through industry connections and market intelligence
  • Direct commercial discussions and oversee comprehensive investigation processes involving internal departments and third-party advisors
  • Supervise legal and advisory workflows related to premises acquisition, project agreements, and approval processes
  • Guide property projects from concept through to delivery, ensuring enhanced asset value and operational suitability
Property Operations and Portfolio Strategy
  • Manage all aspects of owned property interests including title administration, property rights, and asset documentation
  • Cultivate partnerships with vendors, service providers, and stakeholders
  • Design and implement property administration systems to maximise operational effectiveness and asset returns
  • Conduct forward-looking portfolio analysis, track market movements, and deliver informed recommendations to leadership
  • Establish valuable connections with brokers, builders, investors, and sector specialists
Budget Control
  • Direct ongoing property expenditure including ownership costs, taxation, facilities fees, coverage, and energy consumption
  • Generate financial projections and execute expense optimisation strategies
Asset Condition and Regulatory Adherence
  • Guarantee conformity with workplace safety protocols, sustainability requirements, and legal obligations
  • Direct maintenance activities encompassing condition assessments, rectification work, and scheduled upkeep
  • Ensure observance of real estate regulations through collaboration with external legal and technical advisors
Information Management
  • Ensure accuracy of property documentation including titles, certifications, and technical drawings
  • Apply information assets for business intelligence and executive reporting
Experience Required
  • Qualification in Property Studies, Estate Management, Commerce or comparable field
  • Chartered status (RICS or equivalent professional body)
  • 5+ years qualified experience within commercial real estate or portfolio management, incorporating acquisition activities
  • Comprehensive awareness of property market conditions, movements, and regulatory environment
  • Strategic orientation with demonstrated analytical and solution-development abilities
  • Superior stakeholder engagement, negotiation, and partnership-building capabilities
  • Proven track record delivering complex initiatives successfully
