JLL is hiring a Regional Director to make a transformative impact across multiple residential communities. We are seeking a strategic visionary who thrives in the complex, fast-paced world of multifamily operations.

As our Regional Director, you\'ll drive strategic operations leadership while elevating building performance across your portfolio, implementing cutting-edge leasing and retention strategies, and delivering exceptional ROI through expert financial planning and reporting.

This role works on-site at one of our prominent locations downtown Toronto and there is potential for travel with the portfolio as it expands.

What your day-to-day will look like:

Responsibilities
Leadership & Team Development
  • Lead and develop a high-performing team including Property Managers, Resident & Leasing Experience Managers, and Senior Maintenance Managers
  • Plan, assign, and direct work; conduct interviews and make hiring decisions; provide training and ongoing mentorship
  • Foster team member relations and create a culture of accountability and excellence
  • Implement performance management strategies to motivate team members and achieve business goals
  • Ensure timely and accurate cross-departmental communication and collaboration with Asset Management, Capital & Project Management, Customer Experience, Finance, HCM, Marketing, and other departments
Financial Management
  • Develop and manage individual site budgets and business plans that align with investment objectives and compliance goals
  • Drive financial results and key performance indicators (KPIs) against established targets
  • Conduct comprehensive financial and administrative reviews of assigned properties
  • Monitor and analyze weekly vacancy/availability reports and optimize rental rates based on market conditions
  • Oversee rent collection processes, ensure rent roll accuracy, and review/approve resident leases and renewals as needed
  • Implement appropriate action plans based on financial, market, and operational reports to achieve business objectives
Operations & Leasing
  • Optimize property management functions to improve efficiency and reduce operating costs
  • Conduct regular property inspections to ensure adherence to JLL quality standards
  • Recommend and oversee property renovations and improvements
  • Verify satisfactory completion of work and approve related invoices
  • Establish efficient processes for timely maintenance and repairs
  • Coordinate emergency response as needed
  • Maintain target occupancy levels and strategically set rental rates based on market conditions
  • Apply comprehensive knowledge of rental housing legislation, Human Rights Code, and Labor Standards Act
Client & Resident Relations
  • Ensure delivery of exceptional service and support to residents
  • Maintain high building standards and professional staff performance
  • Resolve resident concerns promptly to drive retention through superior satisfaction
  • Promote client satisfaction through timely reporting and transparent communication about property performance
  • Respond with urgency to client/owner concerns, questions, and requests
  • Foster positive relationships with clients, residents, prospective residents, vendors, and colleagues
Business Development
  • Participate in and contribute to the acquisition of new business
  • Support marketing positioning efforts to enhance property value and resident experience
  • Identify opportunities for operational improvements and revenue growth
Required Qualifications
  • 7+ years of proven experience in multi-family residential property management
  • Demonstrated leadership responsibility
  • Strong financial acumen and budget management skills
  • Superior customer service orientation
  • Comprehensive knowledge of residential property operations and leasing strategies
  • Understanding of relevant housing legislation and regulations
  • Outstanding communication and relationship-building skills
