The Role

Reporting to the Building Operations Supervisor, the Building Operator performs routine maintenance and upkeep of buildings in our commercial real estate portfolio, comprising office, retail, industrial, and mixed-use properties. This role is 100% in-person and on-call duties are required.

Key Responsibilities
  • Proactively inspect the physical condition and cleanliness in the properties’ common areas and grounds to ensure they are presented to a premium standard for clients, tenants, and prospective tenants. Communicate with vendors to address deficiencies and resolve any items needing improvement.
  • Conduct regular interior and exterior inspections of properties, using the electronic work order system to document action items to be addressed by the building operations team or outside contractors.
  • Ensure that vendor responsibilities as outlined in vendor service agreements are being performed on schedule, according to scope, and to the best standard possible. Work with vendors / contractors on site as required.
  • Review preventative maintenance schedules and ensure they are carried out according to schedule.
  • Coordinate minor repairs and advise manager/team of major repairs.
  • Promptly responding to electronic work orders submitted via facility management software.
  • Facilitate the testing of fire alarm and other emergency systems in accordance with code.
  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.).
  • Communicate with tenants and building owners in a timely and professional manner.
  • Proactively communicate with the Manager, Properties & Projects about any anticipated or existing operational impacts of project work.
  • Accompany the Manager, Properties & Projects during walk-throughs of tenant spaces for the tenant move-in and move-out process, communicating any areas of concern.
  • Be available for on-call duty for after-hours building emergencies on a pre-determined, rotating schedule.
  • Maintain a clean and safe workplace and ensure any Health & Safety issues are reported to the Building Operations Supervisor.
  • Perform additional job duties as requested.
Skills & Qualifications
  • A valid Canadian driver’s license with access to a reliable personal vehicle is required.
  • Eligibility for Level II Secret clearance is required.
  • Experience in commercial building operations.
  • Working knowledge of HVAC, electrical, and plumbing systems.
  • Excellent customer service and communication skills.
  • Knowledge of building and fire codes, the Occupational Health and Safety Act, and WHMIS procedures.
  • Proficiency in Office 365 (Sharepoint, Outlook, Teams). Experience with Yardi is a strong asset.
  • Experience with BAS (building automation systems) is a strong asset.
  • Training or certifications in building operations is a strong asset.
