Role Expectations
1. Full Site Planning & Execution

Take ownership of the complete site planning, including sequencing, scheduling, look-ahead programs, and overall coordination to ensure continuous workflow without delays.

Identify risks, constraints, and critical path activities early and implement proactive solutions to avoid disruptions.

Ensure all activities are aligned with the approved project timeline and provide corrective action plans when required.

2. Technical Coordination & Drawing Management

Review all architectural, structural, MEP, ID, and shop drawings in detail.

Coordinate closely with the draughtsman to verify drawings against actual site conditions and ensure discrepancies are corrected before execution.

Conduct site measurements and cross-check dimensions to guarantee accuracy before any work proceeds.

Communicate missing details, conflicts, or clashes to consultants and management promptly.

3. Subcontractor & Supplier Management

Lead and manage subcontractors on a daily basis, ensuring quality workmanship, correct sequence of work, and compliance with specifications.

Supervise materials and supplier deliveries, ensuring quantities, specifications, and timelines are adhered to.

Ensure subcontractors follow the approved method statements and shop drawings.

4. Value Engineering & Problem Solving

Actively contribute to value engineering, proposing cost-effective alternatives, improved methodologies, and more efficient construction solutions without compromising design intent or quality.

Quickly identify site issues and propose practical, well-justified solutions supported by drawings, sketches, or site data.

Improve workflow by simplifying construction challenges through innovative approaches.

5. Meetings, Coordination & Documentation

Attend all site meetings with management, consultants, architects, and subcontractors.

Work closely with an assigned assistant to take detailed minutes, track decisions, and ensure action points are followed and closed.

Maintain clear and consistent communication between all parties to ensure alignment and smooth site operations.

6. Quality & Compliance Oversight

Ensure the highest quality of finishing and workmanship in line with luxury villa standards.

Monitor operations for compliance with approved materials, drawings, construction details, and specifications.

Enforce safety, housekeeping, and site control practices at all times.

7. Progress Monitoring & Reporting

Provide daily and weekly progress reports to management, including site updates, constraints, manpower status, and material requirements.

Track progress against the master schedule and take initiative to prevent slowdowns.

Ensure no activity becomes a bottleneck—maintain momentum on all fronts.

8. Continuous Improvement & Ownership

Demonstrate strong leadership, initiative, and accountability for all aspects of site performance.

Proactively seek ways to optimize processes, minimize waste, and enhance productivity.

Uphold professionalism and ensure the project is executed at the standard expected for high-end, design-driven villas.

9. Identifying Additional Role Requirements

As the project evolves, you are expected to inform management of any additional roles, manpower, or support functions needed to maintain progress and project quality.

Proactively communicate gaps in resources, technical expertise, or administrative support that may be required to ensure smooth project delivery.
