Job description

We are seeking a highly experienced and results-oriented Senior Manager - Real Estate Development to oversee the complete lifecycle of our residential apartment projects in Dubai. The ideal candidate will have a proven track record of successfully delivering high-rise developments from inception to completion, with a strong focus on managing the entire approvals process with various Dubai authorities. This role requires a strategic leader with exceptional stakeholder management skills and in-depth knowledge of the Dubai real estate market and regulatory environment.

Key Responsibilities
  • Project Management & Oversight: Lead and manage the entire real estate development lifecycle, from initial feasibility studies, design management, and approvals, through to construction, handover, and post-delivery.
  • Develop and monitor comprehensive project plans: including timelines, budgets, and resource allocation, ensuring projects are delivered on time and within budget.
  • Coordinate with cross-functional teams: including architects, engineers, consultants, contractors, subcontractors, and internal departments.
  • Approvals & Regulatory Compliance: Serve as the primary liaison with relevant Dubai authorities, including the Dubai Land Department (DLD), Real Estate Regulatory Agency (RERA), Dubai Municipality (DM), Dubai Development Authority (DDA), and others (e.g., DEWA, RTA, Trakhees).
  • Approvals & Permits Management: Manage and expedite the entire approvals and permits process for all project phases, from master plan and preliminary design approval to construction permits and completion certificates.
  • Regulatory Compliance: Ensure strict compliance with all local laws, building codes, and regulations.
  • Escrow Management: Manage the setup and oversight of the RERA-approved escrow account for off-plan sales
  • Financial & Stakeholder Management: Oversee project financial performance, including budgeting, cost control, and financial reporting.
  • Financing & Partnerships: Structure and secure project financing, collaborating with investors, banks, and internal finance teams.
  • Stakeholder Collaboration: Build and maintain strong, collaborative relationships with all internal and external stakeholders to minimize delays and ensure smooth project execution.
  • Strategic Planning & Risk Mitigation: Conduct feasibility studies and market analysis to identify new development opportunities.
  • Risk Management: Implement robust risk management strategies to identify and mitigate potential project risks and challenges.
  • Strategic Guidance: Provide strategic guidance to senior leadership on market trends, project performance, and future development strategies.
Qualifications
  • Bachelor's Degree in Civil Engineering, Architecture, Real Estate, or a related field (Master's degree is a plus).
  • Minimum of 12-15 years of experience in real estate development, with a minimum of 5 years in a managerial role in Dubai.
  • Extensive experience with the full development lifecycle of mid-to-high-rise residential projects in the UAE.
  • In-depth knowledge of the Dubai real estate market and a strong understanding of local laws, building codes, and the authority approvals process.
  • Proven ability to manage multiple projects simultaneously under tight deadlines.
  • Exceptional leadership, communication, negotiation, and problem-solving skills.
  • Proficiency in project management software and tools.
