We have an urgent requirement for BMS Mechanical Engineer for our client in Dubai
Job Purpose
The role of the BMS Engineer is to ensure the effective operation of the Building Management System providing expert knowledge, guidance, and support in its development and to ensure the safe and timely completion of planned and reactive maintenance of the Building Management System. The BMS Engineer will work closely with other FM/Security supervisors, engineers, and managers to deliver continued support of building services, to ensure minimum down time, increased efficiency, and end user satisfaction.
Key Responsibilities
- Operate and maintain the installed equipment and EM systems such as Chillers, VRF Systems, CRAH Systems, DX Units, FAHUs, Generators. Added advantage for knowledge in UPS's, DC power systems, Fire Alarm, Fire Fighting, Access Control, CCTV, BMS, Air Conditioning, etc.
- Inspect and supervise all PM and CM activities including maintenance, and repairs HVAC, Power Generation, LowVoltage Electrical Switchgear, and UPS systems.
- Follow-up & Escalate issues found during maintenance requiring capital investment, e.g., replacement items following repeat maintenance visits.
- Evaluate all maintenance request forms, set priorities, and process work assignments. Lead and supervise the periodic preventive maintenance operations to accomplish work orders within the SLA.
- Report any incident of damage with detailed root cause analysis investigation, and escalated to the Management. Record Incident Report (IRs) and Change requests (CR) in the Library.
- Maintain documentation for all malfunctions (Critical, Major, Minor Incidents), repairs, maintenance, or changes to systems and/or equipment.
- Aware of Access Process of Data Center, able to review and approve ARFs, MMI and MMO based on pre-approved lists. Provide escort service to visitors. Coordinate with Security and FM team.
- Operate and maintain the Building Management systems by reviewing Annual PM planner, Asset Register and preparing list of spare parts, tools, and PPE.
- Review MOP, SOP, EOP and inspect all the PM work orders are followed as per MOP and SOP including QMS requirements.
- Track calibration, update and upload calibration log in library.
- Update CR log in library.
- Ensure data logging.
- Perform PDM and update PDM log.
- Responsible for classification alarms, incidents and escalating as per Escalation chart and shift handover process.
- Deal with client and customers, notifying major and critical activities on site, preparing capacity management, invoice, monthly reports, environmental reports, shift roster, updating inventory tracker and submitting recommendations as required.
- Monitor remotely and physically the environment of the EM systems and equipment and make sure it is as per normal set levels and will escalating complex issues and problems to the line manager.
- Check customer material as per DC standard and update the records accordingly.
- Respond to the customer emails with prompt replies.
- Do routine rounds of the entire data center for abnormalities.
- Respond to and resolve Helpdesk work requests within the specified timescales.
- Be available 24x7x365, on call (if required).
- Attend shift duty according to the duty roster 24x7.
Facility/Infrastructure Maintenance
- Regularly perform site inspections and monitor the building and BMS alarms to ensure everything runs smoothly.
- Perform preventative maintenance on site infrastructure (e.g., maintenance of primary infrastructures) and manage contractors.
- Undertake repairs and corrective maintenance.
- Operate critical infrastructure under the supervision of more senior technical staff.
- Involve & manage site administration.
- Responsible for the completion of site logs and data gathering issuing for basic permits, such as MOPs and scripts.
- Prepare reports & incident management.
- Resolve any unexpected technical difficulties and other problems that may arise on‑site incidents.
- Manage work orders.
- Complete routine work requests and circuit installations.
Skills Required
- Through knowledge of HVAC, Mechanical and Electrical equipment.
- Good knowledge of applicable DC standards and codes.
- Ability to read and interpret technical drawings, schematics, and single line diagrams.
- Self‑motivated with sound analytical skills on incident management & report writing.
- Knowledge of English read/write/speak is mandatory.
Qualifications
- Mechanical Engineering Degree with minimum 3 years’ experience.
- Relevant qualification in BMS/automated controls related subject for Schneider Sigma, Eco Struxture and Tridium Niagara.
- Expertise in English language (Read/Write/Speak).
- Previous experience in data center will be additional benefit.
Other Requirements
- Strong technical background, preferable include practical and hands‑on Electrical/Mechanical Systems.
- Need to be quick decision‑maker in case of emergency.
- UAE Driving License.
