Position Overview

As a combined role of Technical Estimator and BIM Coordinator, you will work closely with the Project BIM Manager and project leads to implement BIM workflows tailored to interior fit‑out and MEP scope. You will play a key role in virtual construction, clash detection, cost estimating, schedule simulation, coordination, and delivery documentation — all with a strong lean toward fit‑out and finishing works.

Responsibilities

• Assist Project BIM Manager in generating project‑specific BIM Guidelines (with a focus on fit‑out MEP, architectural finishes, FF&E interfaces).
• Provide training and support for project staff in BIM tools (Revit, Navisworks, BIM 360 / ACC, etc.).
• Maintain and update BIM models as “Model Administrator” for assigned fit‑out/MEP projects.
• Create or adapt library components (light fixtures, ceiling systems, partitions, MEP fittings in interiors).
• Coordinate with subcontractors, designers, and in‑house modelers to integrate architectural, structural, and MEP models.
• Attend and lead model coordination meetings; document issues, RFIs, sign‑off logs.
• Support BIM close‑out deliverables (as‑built models, O&M data, handover packages).
• Generate detailed quantity take‑offs directly from BIM or linked databases, customized to client requirements (by trade, zone, material).
• Assist in cost report setup, forecasting, change orders, and revision control.
• Understand contractual, legal, and commercial stipulations relevant to fit‑out contracts.
• Develop modeling schedule aligned to project timeline.
• Prepare 4D simulations to visualize sequences, detect conflicts, and optimize logistics.
• Integrate long lead items (e.g. special lighting, custom joinery, large mechanical units) into the 4D model.
• Define clear scopes of work between finishing, architectural, and MEP trades; issue RFIs when interface issues arise.
• Perform site inspection in alignment with model, and liaise with trade contractors to address discrepancies.
• Distribute updated models, maintain control logs, track submittal and expediting logs of BIM models.
• Assist in layout tasks (floor / wall / ceiling axes) driven by 3D model data.
• Support the project team in resolving constructability issues and sequencing conflicts.

Requirements

• Technical Diploma in Architecture, Civil Engineering, or a related discipline.
• Minimum 6-7 years of relevant experience in fit‑out works using BIM.
• Expert knowledge and experience with Revit, CAD, MS Office and Adobe acrobat.
• Solid knowledge and experience with Dynamo.
• Strong knowledge and experience with Navisworks (Manage, Simulate, Freedom).
• Basic knowledge in one or more of the following fields: Architecture; Interior Design; Structural Engineering; or Civil Engineering.
