About the Role

Our client is seeking an experienced and proactive Real Estate Property Portfolio Manager to oversee and grow their diverse property portfolio in Upington and the surrounding Northern Cape region. This role is central to maximizing property value, ensuring tenant satisfaction, and driving profitability through effective management of residential and commercial properties. You will be responsible for all aspects of property management, including leasing, maintenance, financial oversight, and tenant relations. Key Responsibilities

• Manage a portfolio of residential and commercial properties, ensuring optimal performance and value.
• Oversee tenant acquisition, screening, leasing, and retention processes.
• Coordinate property maintenance, repairs, and capital improvement projects, ensuring properties are well-maintained.
• Handle all financial aspects of the portfolio, including rent collection, budgeting, expense management, and financial reporting.
• Develop and implement effective strategies to minimize vacancies and maximize rental income.
• Ensure compliance with all relevant landlord-tenant laws, regulations, and company policies.

Requirements

• Proven experience as a Property Manager or Portfolio Manager, with a strong understanding of real estate operations.
• Solid knowledge of the Upington and Northern Cape property market.
• Excellent financial acumen, including budgeting, P&L management, and reporting.
• Strong negotiation, communication, and conflict-resolution skills.
• Proficiency in property management software and standard office applications.
• A valid driver's license and reliable vehicle are required for property inspections and client meetings.
