Job summary

Placements24 is seeking a strategic and experienced Property Portfolio Manager to oversee a diverse portfolio of commercial and residential properties, primarily in Mossel Bay and the Western Cape. You will maximize property value, ensure tenant satisfaction, and manage property operations and financial performance.

You will work closely with property owners, tenants, and service providers to achieve portfolio goals and foster a proactive, efficient management approach in a desirable location.

Qualifications

• Bachelor's degree or higher in Real Estate, Business Administration, Finance or related field.
• Minimum 5 years' experience in property or portfolio management.
• Experience with commercial and/or residential portfolios and lease agreements.

Responsibilities

• Develop and execute strategic plans to maximize portfolio value and rental income.
• Oversee operations, maintenance, security, and tenant relations across Mossel Bay properties.
• Manage leases, renewals, rent collection and dispute resolution.
• Prepare financial reports including budgets, P&L and variance analysis.
• Conduct regular property inspections to ensure compliance with lease terms and safety standards.
• Identify cost-saving opportunities and property improvements.

About the Role

This role involves maximizing property value, ensuring optimal tenant satisfaction, and managing all aspects of property operations, maintenance, and financial performance. You will work closely with property owners, tenants, and service providers to achieve strategic portfolio goals. Key Responsibilities

• Develop and execute strategic plans for the property portfolio to enhance value and rental income.
• Oversee property operations, including maintenance, repairs, security, and tenant relations for a range of properties in Mossel Bay.
• Manage lease agreements, including renewals, rent collection, and tenant dispute resolution.
• Prepare and present detailed financial reports on portfolio performance, including budgets, P&L statements, and variance analysis.
• Conduct regular property inspections to ensure compliance with lease terms, safety regulations, and our client's standards.
• Identify and implement cost-saving measures and opportunities for property improvement.

Requirements

• Bachelor's degree in Real Estate, Business Administration, Finance, or a related field.
• Minimum of 5 years of experience in property management or portfolio management.
• Proven track record in managing commercial and/or residential property portfolios.
• Strong understanding of property law, lease agreements, and facilities management.
• Excellent financial management and analytical skills.
• Proficiency in property management software and MS Office Suite.
