Placements24 seeks a Senior Property Portfolio Manager to oversee a diverse portfolio of commercial and residential properties in Cape Town. You will manage operations, tenant relations, financial performance, and asset enhancement strategies to maximize value.

The role requires 6+ years in property portfolio management, strong financial acumen, and deep knowledge of the Western Cape market. Travel within the portfolio and leadership across stakeholders are essential to success.

Qualifications

• Bachelor’s degree in Property Studies, Real Estate, Finance, or related field.
• Minimum 6 years of experience in property management, portfolio management, or asset management.
• Proven track record of managing commercial and/or residential property portfolios.
• Strong understanding of financial principles, budgeting and investment analysis.
• Excellent knowledge of the Cape Town real estate market and its dynamics.
• Exceptional negotiation, communication, and interpersonal skills.
• Proficiency in property management software (Yardi, MRI) and MS Office.

Responsibilities

• Develop and implement strategic plans for the management and optimization of the property portfolio.
• Oversee day-to-day property operations including maintenance, repairs, and vendor management.
• Manage tenant relationships, including leasing, renewals, and issue resolution.
• Conduct regular property inspections and ensure compliance with health and safety regulations.
• Prepare detailed financial reports, including budgets, variance analysis, and performance metrics.
• Identify and execute asset enhancement initiatives to increase property value.
• Manage relationships with investors, tenants, and service providers.
• Oversee procurement of goods and services for property operations.
• Stay informed about market conditions, rental rates, and trends in Cape Town.
