JLL is seeking a Project Manager/Senior Project Manager - Warranty Advisor to oversee post-construction warranty claims and act as the primary client representative throughout the warranty lifecycle. This client-facing role partners with Reinvestment teams, Facilities & Maintenance Consultants, Lead Advisors, and General Contractors to resolve issues and drive process improvements.

Qualifications

• Bachelor’s degree or equivalent in a related field.
• 5+ years in facilities management, construction management or related field with focus on post-construction QA or warranty management.
• Familiarity with commercial building systems and construction processes.
• Ability to read and mark up construction drawings.
• Proficiency in MS Office, Smartsheet, PlanGrid/Forma, and Bluebeam.

Responsibilities

• Represent Facilities Management during project warranty transitions.
• Manage warranty support activities from transition through warranty expiration.
• Serve as the primary point of contact for complex post-construction warranty escalations.
• Escalate and resolve urgent warranty-related issues in collaboration with internal and external stakeholders.
• Collaborate with Design, Engineering, Construction, and Vendor teams to develop corrective solutions.
• Lead communication and coordination among clients, regional teams, contractors, vendors, and project managers to drive successful outcomes.
• Conduct on-site and virtual meetings to address warranty issues based on scope and complexity.
• Analyze root causes of claims to identify recurring defects, trends, and systemic issues.
• Monitor claim metrics and support continuous process improvement initiatives.
• Ensure compliance with client standards, policies, and contractual requirements.
• Build and maintain strong client and stakeholder relationships through proactive communication and attention to detail.
• Manage multiple priorities independently while maintaining high service levels and responsiveness.
