Job summary

Hines is seeking a Senior Manager - Property Operations to support geographies, continents, and funds with property operations, risk identification, and compliance reviews. The role partners with senior leadership to develop standards, programs, policies, and reporting.

The position involves budgeting, contract coordination, training, and cross-functional collaboration to maintain quality and drive operational excellence across a global real estate portfolio. Travel is required.

Qualifications

• Bachelor’s degree required or related field with extensive experience in operations.
• 10+ years of property management experience or equivalent.
• Ability to guide and direct others in operations and develop policies.

Responsibilities

• Execute a resource role to assist properties, regions, and central management with day-to-day challenges, emergencies, and strategic issues.
• Maintain product quality and continuity across the Firm.
• Research new technologies for real estate as requested by leadership.
• Develop and manage the department’s annual budget, including recoveries and variance explanations.
• Develop and maintain contractor relations on a national basis.
• Coordinate with Legal to update or negotiate contract documents with vendors.
• Develop and deliver property operations guidance to meet building needs.
• Conduct operations assessments following standards and best practices.
• Provide support to geographies on property management and operations matters.
