Job summary

Hines is seeking a Regional Property Manager to oversee multifamily portfolios across the Charlotte area. You will direct community managers, manage budgets, analyze market data, and lead due diligence for acquisitions or dispositions. Strong leadership, communication, and industry certifications are preferred.

The role requires travel and entails extensive indoor work with outdoor site activities, ensuring operational excellence and value growth for properties in the portfolio.

Qualifications

• High school diploma or GED required.
• Bachelor’s degree preferred.
• Five+ years supervisory experience in residential operations and two+ years portfolio management.
• Experience with third-party management preferred.
• Experience in Due Diligence, RFP analysis and presentations preferred.
• Experience overseeing lease-up properties preferred.
• Industry certifications (e.g., CPM, CAPS, CAM) preferred.

Responsibilities

• Develops the annual budgets for the assigned portfolio and oversees attainment of budgeted goals by analyzing financial statements and reconciling monthly statements.
• Manages financial and operational performance of the portfolio and develops action plans to meet goals.
• Provides leadership to community managers including hiring and training, and managing performance.
• Ensures staffing adequacy at each community through hiring and training.
• Analyzes market data to identify trends and develops market plans to drive occupancy and revenue growth.
• Leads due diligence for acquisitions or dispositions and supports underwriting.
• Participates in RFPs for new management opportunities.
• Collaborates with owners, investors, and management partners to resolve escalated issues.
• Ensures property appearance and safety compliance through inspections and requests for capital as needed.
• Coordinates vendor work, negotiates contracts, monitors progress, and processes invoices.
• Ensures portfolio operations adhere to governing documents and uses PM software to generate reports.
• Keeps current with industry changes via training and professional publications.
