Job summary

Birge & Held is seeking a Service Manager to oversee day-to-day maintenance of a multi-property asset portfolio. The role focuses on leading on-site teams, managing preventive maintenance, and coordinating capital projects to keep residences safe and well-maintained.

The ideal candidate brings 3–5 years in apartment maintenance, HVAC experience with EPA/OSHA knowledge, and the ability to travel between properties. On-site leadership and proactive problem solving are essential.

Qualifications

• 3–5 years of apartment maintenance experience or related field.
• 3–5 years of HVAC experience with formal training.
• EPA refrigerant handling certification or willingness to obtain.
• HVAC certification required.
• Valid driver's license and reliable transportation for multi-property travel.
• Ability to lift, push, and pull up to 75 pounds.
• OSHA safety standards knowledge.
• Strong communication and problem-solving skills.

Responsibilities

• Lead on-site maintenance teams across B&H properties to ensure high-quality service.
• Develop and implement preventive maintenance programs to extend asset life.
• Coordinate capital improvement and renovation projects with Operations Managers.
• Ensure OSHA compliance and safe working practices at all times.
• Manage vendor relationships and oversee third-party contractors.
• Maintain inventory control and oversee procurement across sites.
• Respond to emergency maintenance and provide after-hours support.
• Maintain grounds and curb appeal for resident-facing properties.
• Oversee cross-property maintenance and support other assets as needed.
