Job summary

Bridge Property Management is seeking a Service Manager to lead maintenance operations across one or more apartment communities (typically under 600 units). The role requires hands-on leadership, vendor oversight, team development, and ensuring high-quality service and move-in readiness.

The ideal candidate will have 3–5+ years of multifamily maintenance management, strong HVAC/plumbing/electrical knowledge, EPA certification, and proven ability to manage budget, safety, and resident

Qualifications

• 3–5+ years of multifamily maintenance management experience.
• Advanced knowledge of HVAC, plumbing, electrical, carpentry.
• EPA certification required; CPO preferred in some portfolios.
• High school diploma or equivalent.

Responsibilities

• Lead and manage maintenance operations across at least 1 property, ensuring consistent service standards.
• Supervise daily activities, schedule requests, preventative maintenance, and emergency responses.
• Develop maintenance staff through coaching and mentorship; ensure license/certification compliance.
• Oversee vendor relationships, negotiate service agreements, and monitor quality and timeliness.
• Direct unit turn scheduling to minimize vacancy days and ensure move-in readiness.
• Conduct site inspections for safety, curb appeal, and overall maintenance quality.
• Lead safety meetings and enforce OSHA/MSDS compliance.
• Support budget planning, cost control, and inventory management across properties.
