Job summary

Birge & Held is seeking a Service Manager to oversee day-to-day maintenance for a 75‑unit multifamily asset in Kansas City, MO. You will lead on-site maintenance teams, manage preventive maintenance programs, and ensure safety compliance under the Operations Manager.

Strong HVAC skills and hands-on leadership are essential to drive reliability and resident satisfaction. Ideal candidates have 3–5 years in apartment maintenance, HVAC experience, EPA and HVAC certifications, and the ability to

Qualifications

• Minimum of three to five years of demonstrated success in apartment maintenance or a related field.
• Three to five years of experience in HVAC or formal technical training in heating and air conditioning is required.
• EPA certification required for refrigerant handling, or willingness to obtain certification upon hire.
• HVAC certification is required.

Responsibilities

• Provide hands‑on leadership and direction to on-site maintenance teams to ensure high‑quality service.
• Train, mentor, and support maintenance staff including hiring, onboarding, and reviews.
• Develop and implement preventive maintenance programs to minimize equipment failures.
• Coordinate capital improvement and renovation projects with Operations Managers.
• Ensure OSHA, local, state, and federal compliance and promote safe working practices.
• Manage vendor relationships and oversee third‑party contractors for HVAC, plumbing, landscaping, and maintenance.
• Maintain inventory control and oversee procurement to ensure timely purchasing.
• Respond to emergency maintenance issues and provide after‑hours support as needed.
• Oversee day‑to‑day maintenance of the portfolio and support other assets as needed.
