Job summary

Bridge Property Management seeks a Service Manager to oversee maintenance operations for apartment communities. You will lead hands-on maintenance, supervise staff, manage vendors, and ensure unit readiness and safety compliance across properties.

You will drive preventative maintenance, cost control, and inventory, while mentoring technicians to build skills and ensure high service standards. This role requires strong leadership and HVAC/plumbing expertise in a fast-paced environment.

Qualifications

• 3–5+ years of multifamily maintenance management experience.
• Advanced knowledge of HVAC, plumbing, electrical, and building systems.
• EPA certification Type I/II/Universal; CPO certification preferred.
• Strong leadership, coaching, and customer service skills.
• Experience with common property management platforms is a plus.

Responsibilities

• Lead maintenance operations across at least one community to meet service standards.
• Supervise daily tasks, prioritise requests, and manage emergencies.
• Develop staff through coaching and performance feedback.
• Oversee vendor/contractor relationships and ensure quality and timelines.
• Direct unit turns to minimize vacancy days and ensure readiness.
• Conduct site inspections for safety, curb appeal, and condition.
• Manage preventative maintenance programs and proper documentation.
• Handle inventory control and ordering of parts and tools.
• Assist with budgeting and cost management for maintenance programs.
• Ensure licenses and OSHA compliance are maintained.
