Job summary

Birge & Held is seeking a Service Manager in Omaha, NE to oversee day-to-day maintenance for an asset portfolio. You will lead on-site teams, manage preventive maintenance programs, and ensure safety and compliance across properties.

The role reports to the Operations Manager and requires hands-on leadership with strong technical aptitude. The ideal candidate has 3–5 years in apartment maintenance, HVAC expertise, and EPA refrigerant handling certification or willingness to obtain.

Qualifications

• Minimum 3–5 years of apartment maintenance or related field.
• HVAC experience with formal training is required.
• EPA refrigerant handling certification required or willingness to obtain.

Responsibilities

• Provide hands-on leadership to on-site maintenance teams across properties.
• Train, mentor, and support maintenance staff including hiring and performance reviews.
• Develop and implement preventive maintenance programs to minimize failures.
• Schedule and coordinate capital improvement projects with Operations Managers.
• Ensure OSHA and local regulations are followed and safety is prioritized.
