Job summary

Morgan Properties is hiring a Service Manager in Beltsville, MD. This full-time role oversees maintenance operations for our multifamily community, ensuring safety, compliance, and high service standards.

You will hire, mentor, and lead a team of technicians, manage on-call coverage, and coordinate preventive and corrective maintenance. Responsibilities include scheduling, vendor coordination, and maintaining inventory while upholding company policies and regulations.

Qualifications

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase knowledge and skill.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team; be available for on-site emergencies.
• Partner with office team members to provide excellent service and follow-up to residents on maintenance issues.
• Manage and organize inventory of maintenance materials.
• Establish preventive maintenance, make-ready, and work order schedules.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

As a Service Manager, you will be expected to:

• Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.

• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Compensation & Incentives

• Base Pay: $85,000 - $100,000 / per year
• Up to 100% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday - Friday: 8:00am - 5:00pm
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
