Job summary

Morgan Properties in Florida is seeking an Assistant Service Manager to support maintenance operations at our community. The role emphasizes hands-on repairs across HVAC, electrical, plumbing, carpentry, and pool care, plus leadership of the maintenance team.

You will establish and follow on-call and preventive maintenance schedules, inspect facilities, and handle on-site emergencies with a proactive, customer-focused approach.

Qualifications

• Minimum of a one-year certificate or 2–4 years of related maintenance experience.
• HVAC/EPA/CFC certification preferred.
• Active and valid driver's license with access to personal vehicle.
• Ability to manage on-call schedule and respond to emergencies.
• Strong mentoring and team leadership skills.

Responsibilities

• Manage, develop, and mentor the maintenance team in diagnosing problems and repairs.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Establish and manage a 24-hour on-call schedule; be available for emergencies.
• Inventory maintenance materials and manage on-site stock.
• Create on-call, preventive maintenance, make-ready, and work-order schedules.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Now hiring an Assistant Service Manager!

We are seeking an Assistant Servi ce Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of th is community meet both company standards and applicable laws.

As the Assistant Service Manager, you will help to:

• Manage, develop, and mentor the team in diagnosing problems and making repairs.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be Accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally be available, always, in the event of snow, ice or other on-site emergencies.
• Manage and organize inventory of all maintenance materials.
• Establish an on-call schedule, preventive maintenance schedule, make ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Complete tasks assigned by the Service Manager.

Compensation & Incentives

• Base Pay: $25.00 - $27.00
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday - Friday
• Paid rotating on-call participation required

What we’ll expect from you:

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 2-4 years of related experience, or equivalent education and experience.
