Job summary

Morgan Properties is seeking a Service Manager for our 220-unit community in New Jersey. You will lead a maintenance team, ensure facilities meet company standards, and comply with applicable laws.

The role requires hands-on expertise across HVAC, electrical, plumbing, and more, plus scheduling, on-call rotations, and collaboration with the office staff to deliver outstanding resident service.

Qualifications

• One-year certificate or equivalent maintenance training.
• 5+ years related maintenance/management experience.
• HVAC, electrical, plumbing knowledge preferred.
• Valid driver’s license required.
• EPA/CFC certification preferred.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a maintenance team through diagnosing problems and providing resolutions.
• Mentor and guide maintenance technicians to increase knowledge and skills.
• Provide expert knowledge in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Establish and maintain a 24-hour on-call schedule; be available for emergencies.
• Collaborate with office staff to service residents and address maintenance issues.
• Manage and organize inventory of maintenance materials.
• Establish preventive maintenance, make-ready, and work order schedules.
• Regularly inspect community buildings, including vacant units.
• Plan, assign, and direct the maintenance team.

We are seeking a Service Manager with a \"Whatever It Takes\" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of this 220-unit community meet both company standards and applicable laws.

As a Service Manager, You Will Be Expected To

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;
• Partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Compensation & Incentives

• Base Pay: $30.00 – $40.00/hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

Monday – Friday: 8:00AM-4:30PM

Paid On Call Rotation- every other week

Must be available and prepared for emergency events

• Schedule subject to change based on business needs

What We’ll Expect From You

• Active and valid driver’s license and personal vehicle.
• HVAC/EPA/CFC Certification preferred.
• One-year certificate, 5+ years of related experience, or equivalent education and experience.

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
