Job summary

Morgan Properties is hiring a Service Manager in Horsham, PA, to lead maintenance at Blair Mill Village West (368 units). The role is full-time, with on-site responsibilities and a focus on safety, quality, and resident satisfaction.

You will build a skilled maintenance team, establish preventive maintenance, manage on-call coverage, and ensure compliance with company standards and laws. Benefits include competitive pay and development opportunities.

Qualifications

• One-year certificate, 5+ years of related experience, or equivalent education and experience.
• Active and valid driver's license and a personal vehicle.
• HVAC/EPA/CFC Certification preferred.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase knowledge and skills.
• Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
• Establish and manage a 24-hour on-call schedule and respond to emergencies on-site.
• Plan, assign, and direct the maintenance team.
• Regularly inspect community buildings, including vacant units.

We are seeking a Service Manager with a "Whatever It Takes" approach to lead maintenance operations at Blair Mill Village West, our 368-unit apartment community in Horsham, PA. In this full-time role, you'll take ownership of the property's physical condition ensuring it meets both company standards and applicable laws while building and leading a team that shares your drive for excellence. As a Service Manager,

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;
• Partner with office staff to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Compensation & Incentives:

• Base Pay: $68,000-78,000/Yr.
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

• Monday - Friday Schedule
• Paid rotating on-call participation required
