Job summary

Morgan Properties is seeking a Service Manager in Florida (Clearwater area) for a full-time role that leads the maintenance team to ensure property standards and compliance. You will interview, hire, and train staff, diagnose issues across HVAC, electrical, plumbing, and more, and implement preventive maintenance programs while coordinating with the office team.

Qualifications

• Active driver’s license and reliable vehicle.
• HVAC/EPA/CFC certification preferred.
• One-year certificate with 5+ years of related maintenance experience, or equivalent education and experience.

Responsibilities

• Interview, hire and train new team members.
• Develop and lead a maintenance team to diagnose problems and implement resolutions.
• Mentor technicians to expand knowledge and skills.
• Provide guidance on HVAC, electrical, plumbing, pool maintenance, carpentry and drywalling.
• Establish a 24-hour on-call schedule and be available for emergencies.
• Collaborate with office staff to deliver great resident service and follow-up.
• Manage inventory of maintenance materials.
• Set preventive maintenance, make-ready and work-order schedules.
• Inspect community buildings, including vacant units.
• Plan, assign, and direct the maintenance team.

As a Service Manager, you will be expected to:

• Interview, hire and train new team members.
• Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
• Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
• Provide expert knowledge and troubleshooting in areas such as HVAC, electrical, plumbing, pool maintenance, carpentry, dry walling, exterior structure, and appliance repair.
• Be accountable for establishing and preparing a 24 hour on-call schedule for your team, and you must personally always be available in the event of snow and ice or other on-site emergencies;
• Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.
• Manage and organize inventory of all maintenance materials.
• Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.
• Regularly inspect community buildings, including vacant units.
• Planning, assigning, and directing the maintenance team.

Compensation & Incentives

• Base Pay: $30.00 - $34.00 / per hour
• Up to 100% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:

• Monday - Friday: 8:00am - 5:00pm
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
• *Schedule subject to change based on business needs

What we’ll expect from you:
