Job summary

Gallery Residential is seeking a Service Director for our Property Management team to manage maintenance of inside and external building facilities, grounds, and common areas in alignment with company standards for cleanliness, safety, and functionality.

You will lead a team, prioritize work orders, oversee make-ready processes, and manage budgets while maintaining strong resident relations and ensuring compliance with safety regulations.

Qualifications

• Experience performing and supervising maintenance tasks and ensuring safety standards.
• Experience with budget development and cost-control practices in property maintenance.
• Strong customer service and communication skills in a residential setting.

Responsibilities

• Assists with and completes work orders from resident requests; diagnoses defects and performs repairs.
• Oversees make-ready process for vacant units: inspection, punch lists, scheduling vendors, obtaining materials, and final checks.
• Sets standards for cleanliness and appearance of grounds, buildings, interiors, and common areas to reflect high community quality.
• Inspects work by team members and contractors; enforces quality and safety standards; coordinates corrective actions.
• Maintains inventory of spare parts and tools; works with Community Director on supplies and budgets.
• Assists in budget development for repairs and capital expenses; supports cost-cutting by repairing rather than replacing when feasible.
• Completes monthly Preventative Maintenance procedures.
• Conducts regular safety meetings; maintains MSDS and OSHA compliance.
