Job summary

Gallery Residential is seeking a Service Director to manage on-site maintenance, safety, and make-ready operations across the property portfolio. You will lead the maintenance team, coordinate with vendors, and uphold cleanliness and safety standards to ensure premier resident experience.

The role requires hands-on maintenance supervision, budget involvement, and strong communication with residents and associates.

Qualifications

• 2–3 years of apartment maintenance experience.
• High school diploma or GED; college or technical degree preferred.
• EPA refrigerant certifications and pool/spa operator certifications may be required.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing.
• Oversees make-ready for vacant apartments, including inspections, punch list, scheduling vendors, and obtaining supplies.
• Develops standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect high community quality.
• Inspects work by team members and contractors to ensure quality, safety, and compliance with standards.
• Maintains inventory and assists Community Director with budget for repairs and maintenance; promotes cost efficiency.
• Schedules safety meetings, keeps OSHA/MSDS compliance current, and ensures property safety.
