Job summary

Gallery Residential is seeking a Service Director to lead on-property maintenance across buildings and amenities. The role oversees repair work, safety compliance, and the make-ready process to prepare units for leasing while maintaining high property standards.

You will manage budgets, coordinate with the Community Director, and ensure timely service delivery. The position emphasizes resident satisfaction, team leadership, and adherence to company policies in a dynamic community setting.

Qualifications

• 2 to 3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college or technical degree is preferred.
• EPA refrigerant certifications Type I and II or Universal must be current.
• Certified Pool Operator or Certified Spa and Pool Operator certificates and driver’s license are required.

Responsibilities

• Diagnose and repair defects in units and common areas following safety standards and code requirements.
• Oversee the make-ready process for vacant units, including pre‑move-out inspections and scheduling vendors.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas to reflect high property quality.
• Lead safety meetings, ensure MSDS sheets are current, and maintain OSHA compliance.
