Job summary

Gallery Residential is seeking a Service Director to oversee the maintenance of buildings, grounds, amenities and common areas to meet the company’s standards for cleanliness, safety and overall functionality. Responsibilities include managing work orders, coordinating make-ready inspections, budgeting with the Community Director, scheduling vendors, and ensuring regulatory compliance and safety training.

Responsibilities

• Oversees and completes work orders from resident requests and routine property upkeep, diagnosing defects and performing repairs per policies and safety standards.
• Manages make-ready process for vacant units, including inspections, punch list creation, scheduling vendors, obtaining supplies, and ensuring timely turnovers.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, and common areas to reflect high community quality.
• Periodically inspects work by staff and contractors to ensure quality, and implements corrective actions as needed.
• Maintains inventory of spare parts and maintenance materials and coordinates with the Community Director on budget-conscious ordering.
• Assists in budgeting for repairs and capital expenses; emphasizes repair over replacement when feasible.
• Performs monthly Preventative Maintenance procedures and ensures safety training and OSHA compliance.
• Exhibits strong customer service by respectfully interacting with residents and staff, handling questions and complaints with urgency.
• Maintains predictable attendance and complies with Gallery Residential policies and performance expectations.
