Job summary

Gallery Residential is seeking a Service Director to lead maintenance across on-site buildings, grounds, and common areas, ensuring safety and quality standards. You will manage work orders, supervise a service team, and coordinate with vendors to keep the property in top condition.

The role requires 2–3 years in apartment maintenance, a high school diploma or GED (college/technical degree preferred), and EPA/driver licenses as applicable. Strong leadership and budget awareness are essential.

Qualifications

• 2 to 3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college or technical degree is preferred.
• EPA certifications Type I and II or Universal for refrigerant recycling; valid driver’s license.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing per safety standards.
• Oversees the make-ready process to prep vacant homes, schedules vendors, and inspects completed work.
• Develops standards for cleanliness and appearance of grounds, buildings, and common areas reflecting high community standards.
• Maintains inventory of spare parts and orders supplies to stay within budget guidelines.
• Completes monthly preventative maintenance procedures and conducts safety meetings.
