Gallery Residential is seeking a Service Director to oversee maintenance of indoor and outdoor property features, ensuring cleanliness, safety, and functionality. Qualifications

• 2 to 3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college or technical degree is preferred.

Responsibilities

• Assists with and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policies and safety standards.
• Oversees and completes the make-ready process for vacant apartments, including pre-move-out inspections, punch lists, scheduling vendors, and ensuring timely readiness for leasing.
• Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect high community quality.
• Periodically inspects work by service team members and contractors to ensure quality and compliance; takes corrective actions as needed.
• Maintains inventory of spare parts and maintenance materials; works with Community Director to stay within budget.
• Assists Community Director in budgeting for repairs and capital expenses; supports cost-control by prioritizing repair over replacement when feasible.
• Completes monthly Preventative Maintenance procedures and conducts safety meetings; keeps MSDS and OSHA compliance up to date.
• Demonstrates strong customer service, addressing resident questions and complaints, and coordinating work orders with efficiency and urgency.
• Maintains predictable attendance and meets physical demands of the position.
