Job summary

Bridge33 Capital is seeking a Senior Construction Manager for its Philadelphia office. The role oversees construction and tenant improvement projects from inception through opening, including budgeting, scheduling, and contract negotiations.

The position emphasizes leadership and coordination with tenants, vendors, and internal teams. The role requires 7–10 years in project/construction management in retail/CRE, strong knowledge of construction documents, and the ability to navigate permitting

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or related field.
• 7–10 years of project/construction management and tenant coordination experience in retail/open-air CRE.
• 3–5 years of estimating experience with retail/office CRE.
• Strong knowledge of construction documents and engineering systems.
• Experience with cost, scheduling, estimating, and change order negotiation.
• Ability to navigate permitting and inspections independently.
• Excellent verbal and written communication skills.

Responsibilities

• Oversee assigned construction and tenant improvement projects from conception to tenant opening, including scope, budgeting, and scheduling.
• Provide LLW estimates and manage LLW budgets, timelines, and change orders; create preconstruction schedules.
• Negotiate contracts with general contractors,architects, and engineers.
• Identify design/construction elements likely to cause disputes and pursue value-engineering.
• Ensure on-time, on-budget delivery through inspections, pay reviews, punch lists, and close-out.
