Job summary

Bridge33 Capital LLC is seeking a Senior Construction Manager to oversee construction and tenant improvements from concept through tenant opening, including planning, estimating, budgeting, contract negotiation, and tenant coordination. This full-time role (4 days in-office, 1 day WFH) requires relocation to a Bridge33 office city and leadership of project teams.

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or a related field preferred.
• Minimum 7–10 years of project/construction management and tenant coordination experience in retail or open-air commercial real estate.
• 3–5 years of estimating experience with retail and office commercial real estate.
• Strong working knowledge of construction documents and familiarity with engineering systems.

Responsibilities

• Manage construction and tenant improvement projects from conception through tenant opening, including scope, budgeting, and scheduling.
• Provide LLW estimates and manage budgets, timelines, and change orders; develop preconstruction schedules.
• Negotiate general contractor, architectural, engineering, and construction contracts.
• Coordinate space delivery and support tenants through design, permitting, and build-out; negotiate LLW/tenant scope.
• Ensure projects are delivered on time and within budget; inspect site, review pay applications, close-out documents.
