Job summary

Bridge33 Capital LLC in Philadelphia seeks a Senior Construction Manager to oversee construction and tenant improvement projects, including planning, estimating, budgeting, contract negotiation, and tenant coordination. This full-time role is based in our Philadelphia office with a 4 days in-office, 1 day WFH setup.

You will lead a team, mentor others, and coordinate with Leasing, Asset Management, and Legal to deliver projects on schedule and within budget.

Qualifications

• Bachelor’s degree or higher in architecture, construction, engineering or related field.
• 7–10 years of project/construction management and tenant coordination in retail/open-air CRE.
• 3–5 years of estimating experience in retail/office CRE.
• Strong knowledge of construction docs and systems (electric, plumbing, HVAC, etc.).
• Experience with permitting and inspections.

Responsibilities

• Manage construction and tenant improvement projects from conception to lease opening.
• Provide LLW estimates, manage budgets, schedules, and scopes.
• Negotiate contracts with GC/architect/engineers.
• Identify value-engineering opportunities and mitigate disputes.
• Ensure on-time, on-budget delivery with proper close-out documentation.
• Coordinate with property management, leasing, and legal teams.
• Manage lien waivers, tenant allowances, and design criteria.
