Job summary

Bridge33 Capital LLC in Cleveland is seeking a Senior Construction Manager to oversee tenant improvements and retail construction from conception through occupancy, including budgeting, scheduling, and negotiations. The role is hybrid with four days in the office and one day remote.

You will lead a team, coordinate with leasing, property management, and legal, and ensure projects meet timelines and budgets.

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or related field.
• 7–10 years of project/construction management and tenant coordination experience in retail/open-air CRE.
• 3–5 years of estimating experience with retail and office CRE.
• Strong knowledge of construction documents and familiarity with electrical, plumbing, sprinkler, FDSC, structural, and HVAC systems.
• Knowledge of construction cost, scheduling, estimating, and construction principles.
• Advanced project management skills including bid analysis, negotiation, scheduling, and delegation.
• Ability to navigate permitting and inspections independently.
• Excellent verbal and written communication skills.

Responsibilities

• Oversee construction and tenant improvements from conception through tenant opening; manage scope, budgeting, and scheduling during the leasing process.
• Provide LLW estimates and manage LLW budgets, timelines, and change orders; create preconstruction Gantt schedules from lease execution through rent commencement.
• Negotiate general contractor, architectural, engineering, and construction contracts.
• Identify design/construction elements likely to cause disputes and pursue value-engineering opportunities.
• Ensure on-time, on-budget delivery through site inspections, pay apps, punch lists, and close-out with warranty/docs.
• Coordinate all project parties including PM, leasing, architects, consultants, contractors, and laborers.
• Manage lien waivers, tenant allowances, and tenant design criteria manuals; review LOIs and budgets for deals.
• Navigate permitting processes and coordinate with legal on terms; support acquisitions/due diligence with budget input.
• Monitor project costs against budgets and mentor Construction Managers; maintain documentation and reporting.
• Provide high level customer service to internal and external stakeholders and travel as needed.
