Job summary

Bridge33 Capital LLC in Seattle is seeking a Senior Construction Manager to oversee construction and tenant improvements. The role includes planning, budgeting, and contract negotiation, plus mentoring team members.

This full-time position is based in Seattle with 4 days in-office and 1 day remote. The ideal candidate has 7–10 years of construction management experience in retail/open-air real estate, strong estimating skills, and proficiency with construction docs and systems.

Qualifications

• Bachelor’s degree in architecture, construction, engineering, or a related field preferred.
• Minimum of 7–10 years of project/construction management and tenant coordination experience in retail or open-air commercial real estate.
• 3–5 years of estimating experience with retail and office commercial real estate.
• Strong working knowledge of construction documents and familiarity with electrical, plumbing, sprinkler, FDSC, structural, and HVAC systems.

Responsibilities

• Manage construction and tenant improvement projects from conception through tenant opening, including scope, budgeting, and scheduling during leasing.
• Provide LLW estimates and manage LLW budgets, timelines, and change orders; develop preconstruction schedules from lease execution to rent commencement.
• Negotiate general contractor, architectural, engineering, and construction contracts.
• Identify design/construction elements likely to cause disputes and pursue value-engineering opportunities.
• Ensure projects are delivered on time and within budget through site inspections, pay applications, and close-out.
